The Villages at Swan Point will create a resort waterfront community with a hotel and conference center attracting visitors, residents and business retreats from the Washington, D.C. metro area and beyond. A previous economic study revealed the community will generate over $90 million in net revenue for Charles County over 20 years.
Q. How does the proposed plan differ from the 1986 approved plan?
A. The enhanced Swan Point plan is more focused on respecting the environmental resources of the Swan Point peninsula while offering more than double the amount of open space areas for residents to enjoy the community’s natural surroundings.
While the 1986 plan called for a traditional suburban design, the enhanced Swan Point plan will include a series of housing options incorporated into neighborhood clusters designed to preserve open space and capture views of the water, golf course or green space.
Q. What has the Swan Point Development Company done to help preserve the environmental resources of the Swan Point peninsula?
A. Swan Point Development Company’s (SPDC) primary goal has been to preserve and enhance the natural beauty of Swan Point peninsula. The plan Swan Point Development Company’s (SPDC) has created will preserve approximately 50% open space, half of which will be tree preservation. In addition, Swan Point Development Company (SPDC) has invested millions of dollars to restore nearly a one-mile stretch of the Potomac shoreline from years of erosion. It is once again a living shoreline providing a natural sustainable environment for fish and wildlife.
And, the sustainability of The Villages at Swan Point goes well beyond the community’s land plan. Swan Point Development Company (SPDC) is incorporating ESD to the MEP (Environmentally Sustainable Design to the Maximum Extent Practicable) strategies to conserve and restore native vegetation, minimize impervious surface, and reduce pavement widths. In addition, it is envisioned to have pedestrian links through the design of a comprehensive community-wide trail network.

A. Swan Point Development Company (SPDC) received approval of the General Development Plan in 2006 by the Charles County Commissioners. Currently, Swan Point Development Company (SPDC) is pursuing the reauthorization of the Tidal Wetlands License. The Preliminary Plan Phase A is conditionally approved.
