Open Space: Approximately 50 % of the site
Tree Preservation: Approximately half of the open space
Shoreline Restoration: Nearly two-miles of Potomac River restoration; approximately one-mile has been completed
Environmental Design: Use of Environmentally Substainable Design to the Maximum Extent Possible strategies including:
- Conservation and restoration of native vegetation.
- Minimization of impervious surfaces.
- Treatment and infiltration of stormwater through the use of open swales, wet ponds and landscape techniques.
- Reducing pavement widths and eliminating the use of curb and gutter whenever possible.
- Creating pedestrian links through the design of a comprehensive community-wide trail network.
- Wastewater Treatment: Swan Point Development Company is providing upfront financing and construction of a 600,000 gallon per day Enhanced Nutrient Removal wastewater treatment plant. The treatment facility is one of the newest and most advanced of its kind in the state of Maryland.
- Phase I of this plant (300,000 gallons per day) became operational in 2007 and serves the existing Swan Point community and will serve some of the future sections of Swan Point. Phase II will be constructed to serve the remaining areas of The Villages at Swan Point.
